Why it matters more in Houston.

Our AC season stretches from spring well into fall, and humidity makes the system work even harder. That means more wear on capacitors, motors and drain lines than in milder climates.

A tune-up is a chance to catch those small problems while they're cheap, and to keep the system running at the efficiency you paid for.

Technician cleaning an indoor AC unit during a tune-up

What every tune-up covers.

After each visit you get a written rundown of anything that needs attention.

Spring cooling

Before the heat sets in, ideally March to May.

  • Clean and inspect the outdoor coil
  • Check refrigerant pressures and temperatures
  • Test capacitors, contactor and motors
  • Tighten electrical connections
  • Clear and treat the condensate drain
  • Inspect the indoor coil and drain pan
  • Check blower and airflow
  • Test the float switch and safety controls
  • Check thermostat operation
  • Inspect or replace your filter

Fall heating

Before the first cold front, ideally September to November.

  • Inspect burners and ignition
  • Clean and test the flame sensor
  • Inspect the heat exchanger for cracks
  • Check gas pressure and connections
  • Test limit and rollout switches
  • Check flue and venting
  • Test heat strips and sequencers
  • Check heat pump defrost operation
  • Check blower and airflow
  • Inspect or replace your filter

Replacing a pleated air filter in a return vent

Filter guide.

Changing the filter is the cheapest maintenance there is. A clogged one strains the blower, freezes coils and lets dust coat the system.

Maintenance questions

How often should I get my system serviced?

Twice a year is ideal in Houston: the AC in spring before the heat hits, and the heating side in fall before the first cold front.

How often should I change my air filter?

Standard 1-inch filters every 1 to 3 months. Four-inch media filters every 6 to 12 months. Change them more often if you have pets, allergies or ongoing construction.

Is a maintenance plan worth it?

For most Houston homes, yes. Systems here run hard for much of the year, and a twice-a-year check catches worn capacitors, clogged drains and dirty coils before they turn into a no-cool call in the middle of summer.

Can I get a one-time tune-up without the plan?

Yes. Book a single spring or fall tune-up any time. The plan simply schedules both visits for you and adds member perks.

Why is there water around my indoor unit?

Your AC pulls a lot of water out of Houston air, and it drains through a condensate line. If that line clogs with algae or debris, water backs up into the pan and can overflow or trip a safety switch that shuts the system off. Clearing and treating the drain line is part of every tune-up.

Spring and fall slots fill quickly, so it pays to book early.
